10 Steps to Sell Your Home

1) Preparing Your Home

First impressions are key when selling your home. It’s important that your home is in top condition. Fresh paint, clean closets, a maintained yard; there’s a lot you can do to make your home look its best.

2) Pricing Your Home

One of the most important aspects in selling your home quickly, while getting the highest return, is the price.

Many considerations go into setting the price, including: the condition, location, similar homes that are on the market, and recent neighborhood sales activity.

These factors are a few components of a 'Competitive Market Analysis' that I will provide you that will help in determining the optimal sales price for your home.

3) Marketing Your Home

I will put a plan together to marketing your home including tools, such; as digital marketing, advertising, direct mail, and open houses.

4) Showing Your Home

Showings of your home can be inconvenient but are a necessary part of selling. When your home is on the market it has the potential to be shown at any time, so it's important to maintain a certain level of cleanliness.

5) Offer Review

When a buyer is interested in purchasing your home, their real estate agent will submit an offer. Many times this offer will include an offer price, earnest money, closing terms, contingencies, and other conditions of the purchase.

As your Realtor, I will review these offers with you and outline the offer details.

6) Negotiation

As your advocate, I will negotiate the best Offer terms including the price, timelines, and other contingencies.

Many times the terms can be as important as the selling price therefore I will outline these details for you in clear, easy to understand manner.

7) Purchase & Sale Agreement

Once buyer’s offer has been accepted by you, the seller, a Purchase & Sale Agreement (PSA) is signed by both parties. This is a binding contract outlining the terms and conditions of the sale.

8) Inspection

Once the Purchase and Sale Agreement is signed by the buyer and seller, a home inspector is hired to examine the home’s condition including; the roof, foundation, appliances and major mechanical systems.

If any issues arise from the inspection, the buyer may request to amend the Purchase & Sale Agreement.

9) Title & Escrow

Title is an outside, thirds party that insures that the Seller holds a clean title to the property. Title will search to determine if there are any encumbrances such as a mortgage etc.

Escrow pulls all the pieces together; they ensure that the terms of the Purchase & Sale agreement have been followed. Escrow holds all the money until the sale has been recorded.

10) Closing

At closing, all the paperwork is signed by the buyer and seller. The buyer pays the settlement fees and funds the sale. After escrow has received all the funds, the title is recorded and the sale is complete.
